The local group of investors in Champaign/Urbana is CIRPP. They have a monthly meeting and a monthly happy hour. It's a fantastic resource for new and old investors. Their website is http://cirpp-live.com/

I've ran in to this problem [windows especially] as well. I'm assuming you're referring to replacement, single/double hung, vinyl windows? I have had great luck with ABC recently. All the building supplies in town have had super extended lead times because of plant shutdowns/general COVID constraints. I would double check, but they used to allow for order by Monday and get them the next Friday. I can just email the rep/Champaign office and they send over a PO to approve. Seamless and I can do it from the job site. 

I've also used Richards but had an experience with them where they didn't order the windows and it put me back 2 weeks in a project that had a tenant moving in.

Hey Matt!

I would say a lot of it has to due to the fact that the university and Carle are the major sources of employment and they tend to be recession resistant. You have a lot of direct and indirect employment from those two. Markets like Decatur, etc. don’t have the same solidified employment base and the greater potential returns reflect that.

Inventory is extremely low right now but there are still cash flowing deals to be had. Almost anyone is going to tell you to be weary of campus, and I’d be in that boat.

I've found the same issue as of the past few weeks. Looking for alternatives that allow cross platform syndication alongside HTML generation for Craigslist.

Agreed to the above comment though. Seems that all the current solutions should "funnel" interested tenants but the truth is it has becoming increasingly divided. One tool to rule them all!

Hello Everyone,

I utilize the Zillow Rental Manager heavily in my search for tenants as the availability of the Craigslist syndication tool makes dual postings a breeze. The Rental Manager GUI was recently redesigned and no longer displays the option to copy the HTML script to post on Craigslist. Does anyone know if that functionality will remove or has it been removed completely? If the latter, does anyone have any good tools/resources for Craigslist postings? Any help is appreciated!
