Atlanta native. Interesting thread here. My .02 is that, as a RE Investor, I have zero idea why you would want to work deals in East Atlanta/Kirkwood/Old 4th Ward or anywhere like that if you don't have to.

First and foremost, city taxes are insane. Second, there are SO many great areas you could be working that are OTP (outside the Perimeter), make money, and not fear for your life if you end up there after dark.

People like J Scott have the right idea. Atlanta is not like other cities, it is not centralized and in town really has very few charming areas. It is, and always will be, a city where people live in the 'burbs. And with all the overbuilding that occurred, there are a lot of opportunities out there to buy below market.

Thanks Jon. That was poorly worded. While the sales price of the home would be based on comps, the attractiveness of the home as an retal investment would rely on how well it cashflows.

Are there any BPers here that specialize in fixing/updating homes for rental, filling it with a tenant, and [i]then selling the home as an investment property based on cashflow and cap rate?

Seems like an interesting hybrid strategy, especially in areas (like mine) where the rental market is super strong but retail sales are still being hampered by distressed properties.

Thanks for the help Steve but the link you provided was to an old version that is no longer used. FL came out with an updated form in 2012.

I did about 30 minutes of Google-ing before posting but cannot find a download link for the current contract.

Even myflorida.com (official state of FL website) has a bad link to their "real estate forms" page.
