I have helped many avoid foreclosure by using the BK and loan mod method simultaneously. These solutions bring sub2 or wraparound opportunities that are win win for both parties involved.

Best way is to got directly to homeowners in foreclosure. Get the list of foreclosure from your title company. Find properties that are of interest, then pull a title report (info on the property), then go door knock the homeowner in foreclosure.

Correct, The first would be due and payable immediately. Most standard Deeds of Trust have an acceleration clause that if there is a transfer of the beneficial interest the entire amount becomes due and payable.

Best return comes from utilize a multitrack system of contact with each individual. My suggestion is to start off my creating a mailing campaign.

Ask your title company for a list of foreclosure. The find a company that will do mailers for you. I use Rocket Print & Mail.

I would get with your local title company and ask them for a notice of default or a notice of trustee sale list.
