well if you don't have any other propert ies already under that LLC then go ahead and use it. The catch is if you have other properties in that LLC already they can become part of any lawsuit on the JV property. The purpose of the LLC is protection but anything under each LLC is fair game collectively if that makes sense!

Thanks @Josh Bakhshi  I have been researching my market and area for 3 years and I'm coming across some great deals that don't cost 50k or higher. The market here is just cheaper but the houses rent for moderate amounts of 500 and better depending on the zip and upgrades you've done.

Does anyone have any suggestions on funding deals that are below 25,000 with private funds?
