I do own a 2 family home in the area that this home is located, so I am pretty well versed on the rental market rates..

Thanks for the great responses guys! As far as purchase price, I'm sure I could get it for less but not 200K. Most similar homes are asking 450-500K+ I'm thinking $320K-$330K should be attainable. I really wanted to get some feedback on the basic numbers to see if it is even worth putting more time into.

The taxes are about 3% of the asking price..

Sorry for the lack of info guys! The asking price is approx 100K less than similar properties in the area.

The property is 2 units, 3BR and 4BR. Easily rentable location.. I was working off the standard 50% expense ratio.. Market rent is roughly 2,000/mo for a 3 BR and 2,200 or higher/mo for a 4BR depending on condition. I would put down 20-25% and finance the rest. Hope this helps..

I am brand new to this forum and Real Estate investing in general, so take it easy on me. I have found what seems to be a possible deal on the surface, but was looking for some feedback from the vets here. Multi family home with an asking price of $360,000 with rental potential of roughly $4,200 per month. Condition seems to be good, but not great. I know it doesnt quite make the 2% rule, but the home is undervalued IMO compared to comps in the area. Opinions?? What other info would be helpful to determine if this makes sense?
