HE is handing them over to me one by one and so right now i am just overseeing a few. There are a few strictly residential and a few retail strips however the bulk of it is mixed use with retail on the bottom and residential on top. I am checking out the Quicken software. And thank you for the suggestion i really appreciate it.

Can anyone lead me in the right direction here: I am beginning to manage some of my fathers properties and we need to know what is the best software to record income and expenses.

I am familiar with quickbooks and I have heard of buildium. Is there any others I should be looking at. I need software for a landlord who needs to manage his daily income and expenses in a more efficient manner.

As Holdman said above..it is more of a computer that acts like a phone. My experience with the iphone has been nothing less than perfect. There are so many applications available for the phone that have been very useful to me. Such as the "My Mortgage" app and other apps directed toward people interested in real estate. Also anytime it has broken they have replaced it for free. By broken I mean that it has frozen a few times.(Dont let that discourage you) For example: one time the phone froze and I couldn't fix it through a simple restore therefore I took it back to the Apple store. they gave me a new one than I noticed the close button was a little off that same day and they replaced it for free again. rather than ramble on what I mean to get across is that the customer service is always top notch and simply put the phone is amazing.
