When I first started in REI I experienced many of the same problems you did. Working part time and going to school full-time left me little time for investing as well, which was a major concern for me. After much trial and error with several different aspects of REI, I stumbled upon land investment. Essentially it's the same concept as wholesaling, but with land instead. You spoke of virtual wholesaling which is exactly how land investment works. It is all done over the internet, which is tremendous for us investors on a time constraint. With your experience in direct mailing, you would be very successful in this avenue.

Just a friendly suggestion, but whatever it is that you end up pursuing, I wish you much success!

Hey Kyle! Thanks so much for replying and sharing how you started out. Land investment? You've got me interested in learning of it. How did you go about learning, through BP, solely free online, or did you pay for a program? Bonus points for you to sharing this...it is almost like the concept of "Inception" and planting a seed in my head. I connected with you and hope you stay in touch regarding your experiences in Land Investing.

Hi everyone! I'm Christine from Rockville, Maryland and very brand new to REI. I completely enjoy reading BP posts and filling up with knowledge. There's so many avenues of where to start, and right now I've been learning the routes of wholesaling, fixer uppers but using OPM to fund the rehabs, and flipping HUDs. I've sent out direct mail with postcards for wholesaling a few months back, but only received 1 call. Looked through Craigslist and received a lot of calls, but these leads were other wholesalers looking for buyers. The cons of me reading so much from many sources is that I've read the cons side to wholesaling, which can be a concern since I'm full time in the healthcare field; it can be tough to manage seller & buyer leads for wholesaling. So then second, I began up studying flipping HUD homes (essentially virtual wholesaling) to accommodate for my time constraints. And now third, I'm looking at fixer uppers. Honestly, REI absolutely excites me and I know I need clarity on what avenue I want to start out at. Can you guys share some of your beginning experiences when you delved into REI? Thanks and looking forward to hearing from everyone!!
