I'm only given 80 web leads a month by my brokerage and when it comes to prospecting, I want it to be the last resort to knock doors. What other ways can I prospect and where can I get my hands on a greater volume of web leads?

Hey BP fam bam! Hey, Bigger Pockets Community! I am in the process of getting my Real Estate license and I have the opportunity to work with a local real estate company and be an agent with them full time. I want to work as an agent to help build my foundation, create contacts, and establish a reputation. My question is, will me signing with this Brokerage firm prevent me from also continuing on in my own personal business that I started a year ago doing wholesale and flips? Any advice or direction to real estate attorneys who I can get into contact with would be much appreciated!

@Glenn McCrorey, thank you! I would love to hear some more thoughts on this from others that have done similar deals. I'm contacting a few local banks and credit unions to see how to best structure the deal and will report what I find out.

Thanks for your guy's input. We negotiated with the sellers to 135k and they're willing to finance 20% of the down payment. We've never done a deal like this so how do we structure a deal where the bank loans 80% and the seller loans the down payment?

@John Leavelle I forgot to mention that the miscellaneous $200 is for lawn care and snow removal. I think this is high but I'll find out what the current sellers are paying.
