@Jeremy Anan

I agree with Kris, definitely ask some other professionals to make sure the numbers are correct. But I would also say that it looks like you should look at alternative exit strategies if BRRRR isn't going to work for you. Not every deal is going to work out exactly how you plan it to, that's why alternate exit strategies are so important! Best of luck!

@Scott Benton

Wow! Thanks for sharing this post and going into so much detail to educate those of us who have never heard of recasting. It is a super fascinating tool to leverage your cash flow.

I can see how this could be really useful for someone who is nearing retirement age and wanting to live off cash flow and want more cash flow without tying up a bunch of cash into a new property. Im sure there are plenty of other good uses too!

I’m just starting to educate myself on investing and I love that I now have this information in my Arsenal to use if I ever need to; or to just share with others who might have a use for it!

@Henry Lazerow

I definitely agree with most other comments; I personally wouldn’t mind, but some people definitely will. I think that it could be smart to cover it up the first time you interact with new clients to let them have an unbiased experience with you, and then maybe get more casual once they already know/trust you.

Really all that matters is you’re happy with it and it’s not affecting your ability to earn a living. Good luck!

@Don Spafford, Hello!

I am super excited to be starting my real estate journey! I have definitely already checked out a webinar and budgeted for the pro membership. I am actually almost done with school, but I am definitely interested in house hacking my first property. I would like to get a multi-family property like a duplex or fourplex using a FHA loan, live in one unit and rent the others!

Thank you so much for your advice. I wish you the best as well!

Thanks Nick! I appreciate the info, I’ve definitely consumed a lot of BP materials already, but I’m constantly looking for more. Definitely gonna check them all out!

My name is McKade Evenson. I am a 20 Y/O going to school in Pocatello, Idaho. For the past year or so I’ve been devouring all the information I can from the BP podcasts, forums, etc. I love this place as a resource and I would like to get more involved on the forums.
