@David Eiges If you're going to be house hacking then you can use a FHA loan. FHA loans are 3.5 % down and typically must live in the property for at least one year.

Hey everybody I'm a new-ish member to BP.

I caught the real estate bug a few months ago and have been on BP ever since reading and listening to everything I can.

At this time I'm working on a plan for myself so then I can take smart action steps.

Currently I live at home in Macomb, MI and commute to Ann Arbor for work full time.

My goal is to get into rentals and purchase 1 property a year.

Right now I'm stuck on the direction I should go in since it seems like I have a lot of different directions and areas I could go.

Due to my long commute and also working longer hours I'm leaning towards using a property management company to handle my properties. I want to be able to give my properties my full attention but with my work schedule I wouldn't be able to do that. I think in the long run it would be best using a property management company.

An issue I have is knowing what area in MI I should invest in. I cover a lot of ground for work so I feel like I could invest any where from Ann Arbor to Macomb.

Any thoughts or feedback would be greatly appreciated!

I'm open to any ideas I just want to make sure I'm putting my energy and time into the right path for myself.
