I had four (4) 30-yr mortgages @4% rate under forbearance. The forbearances ended 2-3 months ago. I also have 3 single family properties without mortgages. I own them free and clear.

I’d like to cash-out refinance to purchase a multi-family. I was told I can not do a cash-out refinance on mortgaged properties and I can not refinance the mortgage-free properties until I’ve been out of forbearance for 12 months.

I’m seeking advise on how to avoid waiting a year before I can use the equity in my properties to secure cash for additional investments. I have salaried, stable, W2 job and a good credit score. I look forward to getting advise. I’m feeling stuck :-(.

@Evan Polaski @Michael Gessner thanks for your responses. I called Georgetown municipality. They confirmed that the area required DP 50 windows. I called Home Depot. They will take the windows back if purchased within 90 days, hassle free. Although some of them have been slightly altered to be installed, I’m returning them. Now I’m shopping for DP 50. Many lessons learned on this tiny house :-(.

I am renovating a small 700 sq ft 2bd 1ba house in Georgetown, SC. I purchased 10 new windows from Home Depot and had them installed. The inspector came out today and said I need to replace the new DP 36 windows with DP 50 windows. I'm not using a contactor (lesson learnt).

I'm surprise Home Depot would sell windows that are not meant for that area. DP 36 windows should withstand 54 pounds of pressure. DP 50 can withstand 75 pounds of pressure. How do I find out what type of windows I can use for a house that's 700 sq ft in South Carolina? Is there anything I can do to the new windows to increase the poundage of pressure it can withstand?

Quick update: I looked into Regus and others. I decided to go with Anytime Mailbox. They allow up to 5 businesses to use a single account for $9.99/month.

Hi Jabbar, I'm investing in Georgetown; buy and hold. I meet the 1% rule. My only issue is lack of inventory.  I'm going to start exploring Columbia. Good luck.
