If you have the capital, I recommend just using the money from your job now to start investing on homes in your area. Definitely use the analyze tab to get a great understanding of the property and work with realtors to set up the deal. Another thing I would recommend is to partner with someone that is looking for capital and has the knowledge of the business to run things with you.

Welcome to BP! The main thing to have when starting out is DRIVE and DETERMINATION. Find avenues that will get you where you need to be. If you don't mind me asking, where were the club meetings you have attended?-

Hello fellow BP members, 

My name is Michel Cajuste, Jr. and I am happy to be apart of this great group of people. Like everyone else, I am at a point that I want to achieve my dreams and the only way to do that is to take action and do it. Make it a goal. I am looking into Buy and Hold and want to have a constant cash flow so that I can stop worrying and start living. I am great at what I do now but I want more. Any advice will be greatly appreciated and look to network with all of you. 

Great idea and on I actually have thought of as well. The only problem with that is that it is extremely hard to find owners that do so in my area. I will continue looking however. Keep the advice coming!

 I plan on buying and renting out and expanding from there. I want to at least start small and try for 2 properties per year. @Nick Edwards I do not own any properties yet and really want to get started. 

I am new to REI and am determined to learn more everyday. I have a big family and the breadwinner for my family so that restricts my finances. Also, my credit is not in good shape. However, I am in the process of repairing my credit and eliminating any expenses that are not needed. I am also attending webinars as well as reading books recommended to bring up my knowledge. Anyone have great advice or a path to take for starters in my situation?
