@Martin Pacheco thanks. Since it's our first deal we wanted to avoid hard money since we have heard some horror stories lol. It's definitely something to consider once we have a few deals under our belt.

Hi all,

We have been looking and taking the leap into buying our first investment sfh. We came across a couple foreclosed houses that look good in terms of numbers (assuming we get the number we think we can) and general property maintenance (still have to confirm the interior).

We have done a lot of research and were thinking about taking the jump.

Our question is mostly how to finance the deal? Most people do all cash for foreclosures (to move quickly) but wanted to know if there is any other creative ways. 50% cash and 50% finance maybe?

Any guidance would be helpful

@Chris Clark Hi Chris, I am not a short seller agent but wanted to say hi as I am also in the DFW area but on the other side (Plano/Allen). :D

I just started looking into real estate investing and am interested in short sales as well. Still doing research and reading.

I'll keep an eye out on my side and let you know if I find anything. All the best

@Lucia Rushton thanks. We have been driving around but it looks like for us Frisco and Plano are pricey. Being new we thought might straight with and SFH maybe a little further out. Anna, Melissa even Sherman. Just wanted to know if those were areas worth looking into

I don't know if this is the right place to post this but I am located in Dallas, tx and I often hear on podcasts to look outside of the main city. Was wondering if anyone knows the markets around dallas? Are they worth the drive lol?
