So she sells it for 800K, buys a new house for 700 and is debt free.

how much could she and her husband save every month if they didnt have a mortgage payment or any other debt payments.....?  

Renting is not always the answer.  I would rather be 100% debt free, own my house outright and have the flexibility to save every penny I wanted to than have that rent every month as an absentee landlord and all the hassle that comes with it.

Purchasing 4-5 more properties this year that meet my investment criteria.

I have a line of credit for my rentals.  It uses the equity from my rentals and primary residence.

I do gift cards at Christmas and lease renewal.  Then again I do not own 40+ units either, but it is all relative.

My local commercial lender has no minimum limit for loan value, my lowest is 25K with them.  I would look into commercial lenders

I have a good roofer that I have used on my primary residence.  He does exceptional work and is really reasonable.

I know what criteria I want to use.  I know I will hand write the letters and envelopes for my first mailing.  I DON'T know who to use to get my list.

So BP.  What companies have you used in the past to get your lists from, how much did it cost and did you get what you expected to pay for?

I have never used Empire but once I got a quote from them and they were shockingly high.

IMO if you are negotiating with a flooring company on price.... its probably not a company you want to work with.

this is one of those houses that you can almost picture the crazy person who lives there!  

Someone should have taken the jigsaw away from this person a long time ago...  Is there anything in this house not home made?
