Post: pet fee vs pet deposit - or both?

@Greg Mayer I’ve never charged pet rent but I’m going to start. I used to charge a non refundable pet fee but I found that people would allow their animals to do all kinds of damage and say, “we paid the fee” as if $250 could cover the costs of repairs. Now I charge a higher $300 per pet deposit and it’s fully refundable. I’d much rather give them back their deposit than be stuck with their $300 and $1,500 in damages. HowEVER, I don’t know how much rent to charge per pet.

When I told the support staff employee "Cam" these issues he recommended that I cancel the service

My ledger started each property with thousands in debt even though my ledgers were balanced and there was not debt for any property at the time. Buildium support told me that they did not know where Buildium generated this random "rent income" start date. Meanwhile the back-ground noise in the call center drowned out the conversation so much that I could not hear the person I was speaking with and could barely hear my own thoughts. For whatever reason, the call was disconnected THREE times.

Support line wait time is in excess of 30 minutes. After waiting 15 minutes I'm asked to give a callback number. (why wasn't I given that option BEFORE waiting 15 minutes?) I finally get a callback but have moved on to other work and have to get back to my question

I have been paying for Buildium for months. It took quite a while to move my data from Propertyware to Buildium. We made the switch because Propertyware asked for more money for each additional service while we have under 50 buildings to manage. I was promised technical support from Buildium. Its just not there. The screens are not intuitive and Buildium does not define their data points well so it is very difficult to move data from another software because so many of the data points are ill defined.

Go With Quick Books,  I wish I had.

My oldest is heading to Winston-Salem for at least a 2 year stint working at Wake Forest and, as a good investor parent, naturally want to buy an investment property for her to live in while there.

I know nothing of the market there and need help in making this purchase.

Only known requirements at this time...

  • Safety of course is dad's #1
  • would like to make purchase by mid-late summer 2017.
  • close or convenient to Wake Forest
  • 2 bed at least / 2 bath (would likely have a rent paying tenant in the property as well)
  • Easily rentable for when my child leaves in two years
  • Not so concerned about equity appreciation

Any help is appreciated, what areas to look in, what kind of returns to expect (cap rates, ROI, etc), a good wholesaler/broker/realtor to help in the search...just the normal investor information we need to know.

New tenant in for three weeks already has 3 cats and cat damage.  I posted a lease violation, they say the cats are gone.  Don't know what should be done about the damage/horrible odor.

2nd tenant with no pet policy has recently acquired 2 guinea pigs, otherwise they are good tenants.  What should I do?
