My name is Mindi and currently in Phoenix AZ. I have one rental property and closing on my second this month. I have also started wholesaling to generate some income and learn the ropes of deal making. Hoping I can quit my job soon and do REI full time!! I am always looking for good networking opportunities, building my team and meeting new people! BP looks like a great place to start :D

You can switch title to LLC after closing, but before you re-sell the property the title has to be switched back to your name. If you are only holding the property for 4-6 months, seems like a lot of extra work. If you have an adequate insurance policy, is an LLC really necessary for flips?

Just a follow up: ReSite does allow the option of accepting only full payments from tenants. Their site is www.resiteonline.com.

I'm in Arizona and I've never heard of a separate bank account required just for security deposits.

I believe resiteit.com is one. I contacted them to confirm, they are double checking and will respond on Monday. I have heard of others but can't remember the names.

Some online rent payment systems allow the option of unaccepted partial payments. The tenant must pay in full, or nothing at all.

I like the deposit slip idea, I never thought of that!
