@Brian Parks @Jordan Solomon There are paid alternatives. Let me know if you find another free one! 

In my business we use eVoice.com (another popular one is grasshopper.com) which are phone management systems which do what google voice does and some more. For about 12 bucks a month we have a number that forwards incoming calls to my phone. Also you can record a voice message. And it has, similar to Google voice, a voicemail management system that allows you to track your voicemails on your phone or computer

@Roy Assaf We have a free local paper that comes out weekly with names of inheritants. So I hear. So that's my plan for tomorrow. Definitely not taking no for an answer. I'm going to take my list of names to the courthouse and help myself to the info I need. Let me know what progressions you make?

At the end of the day some people will never read a word of free information you can find online.

And some will never purchase a mentorship/course.

My philosophy is just to pick one and do it.

If you can afford the course and think you can make a good ROI, go for it!

If you can't afford it there's so much content online it's overwhelming! (your investment here is time, effort and energy put into due diligence)

Which ever path you take don't stop until you reach the success you deserve

My intentions today were to get up early, head to the court house, march into probate court and request all probate files from 1 January 2014 to date. Good thing I called first.

After speaking with the rude representative she told me I wouldn't be able to pull this kind of list, only individual names of parties I had interest in (either involved in the estate, relative or close friend). So I figure the only way around this is to find a list of inheritants from somewhere and plug them in one by one. 

In Richland County, SC the files are not yet accessible online. Does anyone know where I could find a list of inheritance. Or a better way to pull a probate list?

Usually sellers don't know a ton about real estate. Even as a novice you can probably teach them a few things. I'm wondering whether you were speaking to a seller or another wholesaler.

A lot of times when we market our properties, as you may already know, we mask ourselves in a way to appear as FSBO's to draw a bigger buyer pool. You may have called a Wholesaler that didn't want to share his deal with another wholesaler. (after wholesaling for a while spotting another wholesaler will become too easy, just by things they say, the way they words their ads, and the way they come off)

In my team I talk to the sellers and I have a web form of questions I ask them and record. If a seller asked me that question I'd say something along the lines of I may rent it, I may flip it...or I may just hold it. Most sellers could careless though, all they need to know is your interested in buying it

 Hopefully by now you've found the answer to your question, but I was digging for the same formula and stumbled upon your post. After a little more digging I found out that Chelsea Faulds of the Flip2freedom team will actually give you the entire layout or what is called an "app suite". 

1. Create a new workspace (give it a title and leave it blank)

2. Invite [REMOVED] to the new workspace

3. Chelsea or another member of the team will  verify that you are a member of the Flip2freedom program and publish the app suite into your new workspace

@Cale Ferguson thanks for your opinion, I value it because you're very close to home. And yeah, hopefully we can work together in the near future. That makes sense because I come across a lot of buyers that are only buying upstate. Before I started I had imagined Columbia was the hottest market in SC. Not quite.

@Matt Granger Right, I don't typically look for deals on the MLS because that's pretty much we're everyones looking. I find that the more traditional ways of finding leads gives me more room for negotiation. I do believe that on my last 2 deals I could've negotiated a lower price but I figured as long as 70% of ARV - (Assignment fee + Repairs) was there that they'd sell pretty quickly..Not in this case.

@Justin Williams Wow, thousands of miles away and yet you pretty much just spoke into my situation. I believe a lot of investors did steer clear from these properties because of what one investor calls "a funky setup". The buyers pool was pretty much limited to Landlords. But Lol when I get a deal 60% ARV I'll be sure to post it in the marketplace where everyone can see it.
