Hello, I'm looking to add some content to my website and I am looking to see if anyone has recommendations for content creators/editors.  I'm looking to personally generate some blog posts for my website and would like to hire someone to proofread them, format them into more reader-friendly formats, and do any SEO tweaking that's required.  I'd like to keep my personal style of writing but would also like someone who understands where we can plug in some SEO keywords and could proofread some of my writing.  I'm not bad, but I'm sure I can make some improvements before my articles go live.

Has anyone had a good experience with content creators and or editors?  I'd love to provide some work if someone has someone they'd like to promote.

Hello! I am a land investor, i.e. I purchase and invest In parcels vacant land. I am looking for investor friendly title company recommendations in West Virginia, Hampshire County specifically.  Someone who can handle transactions in a timely manner and also has good communication skills, I purchase all of my properties with cash which makes the transaction is fairly simple from a title perspective. I am looking for a title company who understands investing to help make my life a little easier.  Any recommendations would be appreciated, thank you!

I ended up just phoning a few RE attorneys and we're using one of them to close.  We'll see how it goes.  The property is in Chatham County

Hello, I am a land investor and I'm looking to employ the "Profit First" strategy to help me manage my financials.  If you're not familiar it basically recommends that you have a bunch of bank accounts (income, profit, owner's pay, taxes, and operating expenses) and when money comes in you distribute it among your bank accounts in some predetermined percentages (profit first of course!), and in this way you can have a more easy view of your financials .  The recommendation is to find a bank that won't charge you minimum account balance fees.  So I wanted to take this opportunity to potentially build a relationship with a local credit union or regional bank who also provides portfolio lending options.  The thought being that I can build a relationship with this bank so that when I one day start purchasing SFRs and multis that I'll already have a relationship and it will be easier to get my foot in the portfolio lending door.  Also, banks like this are recommended for the "profit first" strategy because they're more likely to work with you on the fees.

Bottom line, I'm curious if any investors in the bay area (Sunnyvale, Mountain View, Santa Clara, Palo Alto, San Jose) have experience with local banks that they could recommend, and even better, if someone in the area uses the "Profit First" system to manage their business at one of these banks.

Hello! I am a land investor, i.e. I purchase and invest In parcels vacant land. I am looking for investor friendly title company recommendations in North Carolina. I haven't specifically targeted North Carolina but I have an opportunity from a property lead that came back to me via a website submission out of the blue (assist goes to LeadPropeller I presume haha).  This opportunity has a few years of back taxes and will be added to the counties foreclosure sale list within two months so I need to move fast.  I also understand that we will require some form of an attorney to close in NC.

Anyway, I purchase all of my properties with cash. Because I am purchasing vacant land with cash the transaction is fairly simple from a title perspective. I am looking for a title company who understands investing and is also capable of closing transactions quickly. Any recommendations would be appreciated, thank you!

Thanks for all of the replies everyone!  I have a few properties with different sellers so I may spread out among a few of these title companies and see who I like.  Then eventually focus in on one and see if we can work out an investor rate.

Thanks @John D., I guess I wasn't really sure what I was looking for on this thread other than some interesting conversation.  However I think that your post really quenches my curiosity-thirst haha.  Since I've never even considered what the numbers should look like on an investment over $1M.  It's interesting to know that in some markets you'd expect something on the order of 300k in gross annual rents.  Thanks for weighing in!

Thanks for the input guys! Yea I’m pretty sure they’re quoting revenue. I’m also aware of all of the capX/turnover/etc that’s got to be factored in. I definitely didn’t want to get too into the weeds in the deal analysis as I’ve got too much going on in my land investing business to be running the nitty-gritty numbers on a deal I’m not going to buy haha. It just struck me as a lot of revenue relative to the asking price because I’ve got no bearing on what it should be for a $1.3M house. I’ve always heard of people targeting the bread and butter 3/2s for a couple hundred thousand. A high end vacation rental seemed like a fun discussion to kick around since I haven’t heard anything like this before.
