Hello forum,

We manage a huge lot across the beach, we are thinking we could use this lot for outdoor activities, ie: Outdoor Gym, Food Truck, outdoor movie theater, etc. Something that won't increase chances of people getting Covid, of course. 

Would you please give us some ideas we could use this lot?

We need advice from someone with expertise on: Building ADU's, transforming detached garages in studios, house renovations and constructions costs in California.

What kind of professional you guys think we should look for and hire?

- A Contractor

- A Real Estate Agent

- An Architect

- Other?

I'm in the process of purchasing a SFR 3bd/3ba with a lot size over 7,500 sq. ft.

The idea is to build an 800 sq.ft. ADU/Granny unit on it. The ADU will generate a rental income of 2,000 a month.

The cost to build an ADU unit in California is about $200 per sq. ft about $160,000 cost

There is also the alternative to install a prefab unit made of storage containers and the cost for the same sq. ft. is $100,000.

Both alternatives will generate the same rental income of $2,000 a month.

If I decide to sell the house in about 5 years, having a prefab unit will not increase the value of the property as much as if I have conventional construction unit?

What are your thoughts of what type of construction to do?

Spend less on building a prefab unit or go for the conventional construction to get a better sales price when I’m ready to sell the house?

The property is in SNA 7k+ lot size, corner lot

Price of SFR 650k

We will put 20% down and we have saved another 200K to build and ADU and renovate the SF a little.

Hello,

My husband and I are looking to buy a SFH in SOCAL with a big lot (>7,000 sq ft.) to build ADU unit in the back yard and we would live in the SFH.

Does any one in this forum could recommend any Lenders that specialize in ADU's?

We are looking to get approved for a home loan.

Any suggestions?
