Quote from @Kyle Jacques:

I am going to stop using Evolve to do my listings and manage all the upfront stuff as well as payouts and money and guest experiences. Is there anything people would recommend to help outside of excel spreadsheet (which is what I was thinking of) .  I think I am a bit technologically challenged, so trying to see what are best options if any.

Thanks,

Kyle

Hi Kyle. Guesty, Hostaway, Ownerrez are great software I would recommend for you. I presently use them to manage my clients' listings. You can check them out and let me know if you need help with the setups and onboarding.

We are buying our first STR on Florida's Space Coast. It is a higher end beachfront home and we plan to manage remotely from Nashville. We have started to assemble our team and feel like we have a good crew to help us provide a great experience for our guests. We plan to purchase additional STR's, but for now we have full time jobs. We would like to look at whatever tools could help us streamline our process, save time, automate wherever it makes sense while still keeping a good handle on the biz and scale for an additional 3-5 properties in the next year or so. It seems like many of the tools do a few things well and I'm sure some integrate better than others. I know it's probably overkill for one property, but we are wanting to setup a process that will grow with us.

Here are some the things we are trying to solve:

-track income/expenses (preferably integrate with QuickBooks)

-manage listings and dynamic pricing

-sync bookings/calendars

-automate guest reservation/check-in communications

-create guest welcome book/guide

-automate remote lock access codes

-manage cleaning crew/handyman tasks

-create preventative maintenance schedule for handyman

-eventually create/manage website with booking

Any input you have on process or tools would be appreciated.

Yes, Kris. These are great tools you can use to automate your short-term rental listings to get the best and most from them.

May I know what PMS tool are you considering?

Haven’t selected a PMS yet, but I’ve looked at OwnerRez, Lodgify, Hospitable and Guesty. Would love feedback on any systems y’all use

Ownerrez and Lodgify are great and they have a good website set up unlike Hospitable and Guesty. The problem with the two is the integration setup and syncing of ical calendar links which you might find difficult at first, but with time you will get used to the software.

You can reach out to me anytime if you need help with the whole setup of your PMS, Pricing tools , and the integrations with your cchannels.

Your list should also include Houfy.com, which I list on.

How do you see Houfy in terms of the number of reservations?

Houfy is essentially a direct booking site, all arrangements are between you and the guest. They don’t charge a fee right now to hosts or guests, but they probably will charge a small monthly fee to hosts in the near future. They’ve been hinting at $10-12. They don’t advertise, you are expected to promote your property through your own efforts. I have had my STR for only a year. I’ve been on Houfy less than that, and got one booking from a repeat guest who originally stayed through one of the big platforms at the end of last summer. I got that by emailing some of my guests from last year, telling them they could save fees by booking direct through Houfy. I now have a page advertising my house on Houfy in my guest book, and I will send more emails for next year, hoping to get more through Houfy.

This is great! Thanks for the explanation

Ownerrez is a great PMS that hosts direct booking websites for hosts. The software may be difficult to navigate but with time you will surely get it well.

Here is a sample of the Ownerrez-hosted website I set up for one of my clients; https://waterfront-rentals-llc. If you are considering changing to Ownerrez, I can help you with the integration of your listings from Guesty to it and the setting up of the website on Ownerrez.

Feel free to reach out to me if you need help.

Hello Bigger Pockets Family,

I have 2 units in San Francisco that I operate as month-to-month Airbnbs. I would like to interview a few property managers that specialize in short-term rentals. Any recommendations?

Hi Sergio. I'm a virtual property manager, you can ask me questions about software to use, channels and other OTAs

Quote from @Shankar Patil:

Hi Team,

I recently got "Guesty for host" subscription. While it works like a charm with Airbnb I have a really hard time getting it to work with VRBO.

Has anyone had a similar issue? how did they find the resolution for the same?

It's always best to use Guesty for Pro, though it's expensive it has all the features to support your STR business. GFH is just like a lower version with fewer features that are not sufficient to automate a Short-term rental business.

You can also consider using Ownerrez, I'm not trying to run an ad for them right now but Ownerrez is a great PMS, and it has seamless integrations with different rental channels.
