Hello everyone,
Newbie here dealing with the joys (getting the mortgage paid) and tears (I have a tenant from hell) of renting the rooms in my house. I have a four bedroom house. I live in the master and rent the other three. Do I fall under the owner exception rule? My bad tenant his lease is on April 1 but he disregards the rental agreement as it is now. I could give him a 30 day notice of nonrenewal and he may just not leave. He needs to go.
I have a tenant from hell who is definitely disturbing the quiet enjoyment of the house. I'm going to finish the notice to cease right after I finish up this post. I will serve him the document around 8am and I will also send it via certified mail.

Hello Everyone,
I am so glad I found this forum since I'm very new to this! I own a house and homeshare the other rooms. My leases run from 3-6 months at the longest. I have a lease. Rent, minimum $50 for utilities, non-refundable cleaning fee, guest policy etc.
The housemate pays his rent late. Hasn't paid ANY utilities, breaks the guest policy(excessive overnight guests,having people in the house when he isn't there) and he is very loud when he comes in at night.He is also damaging my property i see. My other housemate showed me the bathroom and the problem tenant dyes his hair and the dye has stained the toilet and floor! He was also cutting on the countertops without a cutting board creating those ugly slice marks!!
So I need help. His lease is up in April 1. I need help with a Notice to cease stating all the violations and then maybe a couple days after that a notice that I will not be signing a new lease with him and that I want him out on april 1st.
Can anyone point me to a form I could use for this? How do I handle the utilities?
