That's sounds great. @Chris Kennedy. So your letter had just a few sentences? Did you ever mention anything about not being a realtor but an investor? Someone told me to add that to my letter. Thank you so much for your reply, it has help with my decision.

I am trying to do a direct mail campaign geared towards multifamily property owners of 5 units to 20 units. I would like to know if sending yellow letters would be okay since these are smaller properties or should I send a more sophisticated typewritten letter? Also what should I say to these type of owners in my letters? Thank you.

Hello Everyone,

I am a newbie in the Orlando area, I have been educating myself for the past year or so I even went to a Dave Lindahl bootcamp at the beginning of the year which was really nice because I met a lot of people new and old to real estate investing. I am looking to invest in small multifamily properties from 5 to 10 units to buy and hold. I am trying to find motivated sellers of this type of property, so my question to the biggerpockets community. Is Listsource.com a good place or should I just get my list from my county? Also do I send yellow letters or should I send a more sophisticated typewritten letter? Thank you all in advance.
