Are you looking to start or expand your investment portfolio in the real estate sector? I’m offering a fully established debt fund and LLC, created just last year, and available for immediate transfer to a qualified buyer. Originally built to invest in NNN (triple net) real estate, this fund is a perfect turnkey solution for anyone looking to enter the market with ease.

What you get:

  • Fully set up LLC – Legally compliant and ready for business.
  • Unused real estate fund – Structurally sound and waiting to be activated.
  • All original legal work completed, saving you time and thousands in setup costs.
  • Ideal for anyone looking to manage real estate investments or other income-generating assets.

I invested $30,000 in creating this fund, but am willing to let it go for much less to the right buyer. If you’re ready to start your own real estate fund with all the groundwork done for you, this is a unique opportunity to save on legal fees and administrative headaches.

Why buy this?

  • Save time and money on the setup process.
  • Immediate ownership – Transfer of the LLC and fund structure can be completed quickly.
  • Ideal for those looking to enter the real estate space or other investment ventures.

Don’t miss out on this chance to jump-start your real estate investment career without the hassle of starting from scratch. Reach out for more details or to discuss pricing – I’m highly motivated to sell and willing to negotiate.

@John McKee

Thanks John, great point on waiting before May and another rate cut!

@Simmy Ahluwalia

Makes sense! The tenant is willing to extend another 10 years now before the lease is over but in return they're asking to lower the rent a bit or get a cash out.

@Chris Mason

Interesting! didn't know about the different maturity options!

Any idea what the rates would land at first Q 2025?

@Joshua Gorsky

Great insight. Thank you!

How much LTV drop is typical?

How much reserve would be reasonable for TI/LC? (Class B built in 2003)

Would there be a rate change between the recourse and non-recourse with a springing trigger?

@Jonathan Bock

When I asked what did he think the rates would go down to, he mentioned possibly 6.5% but we decided to wait.

I have to refinance my NNN as I'm getting close to loan maturation May 2025 (balloon payment).

Currently @ 4.5%. My tenant (investor grade) has 3 more years left on the lease. I've talked to them to find out if they are willing to extend the lease now to help with financing.

They've given different options and all to their benefit mostly. I've also talked to my current lender and we decided to wait till we get closer to maturation in hopes the rates will go lower.

I have equity and it seems the tenant will be renewing their lease in 3 years. But also if I'm able to make a deal with the tenant for an early 10 year lease renewal I have the option to sell and reinvest.

Any help from you experts in the field would greatly be appreciated
