@Peter M. - Thank you! I didn't think about doing a paid advertisement. Definitely sounds worth it if it will attract higher quality tenants.

@Justin Hoggatt - Thanks! All the research and learnings pointed towards taking action. There is so much to learn and it can get overwhelming for a newbie like myself, so I had to cut myself off from overanalyzing and getting in my own way. This may not be a home run investment and already found a few mistakes on my end, but I am taking it all with a grain of salt and just continuing to learn as I go.

We recently bought our first home and investment - a multi-family property in Kearny, NJ, which came with tenants. They were planning on leaving end of May but are now leaving by end of April.

Quite a newbie here and learning as we go. Seeking advice on -

1) Best ways to look for new and reliable tenants?

2) Ways to market the unit. How early is too early to start marketing?

3) Any tips on how to best price the units?

4) Is it ok to list the unit now while current tenants are still in there?

Any and all advice is appreciated here!
