Hi Rob, 

I agree with your research that AirDNA stretches the revenue compared to actual listings. We own an STR in the Shenandoah Valley on the river. It has become quite competitive, although you can still succeed as the rental season is 3-4 seasons. You will need to differentiate some other than just a cabin in the mountains. Prices for entry are still reasonable and coming down a bit. Agree with not taking firm advice on here -certainly talk to a professional about your situation.  The very fine details can change the tax situation greatly.  However, I will say (with the above disclaimer) that is sounds like you could qualify for the 2 of 5 rule to avoid cap gain.  Would certainly check into and make sure!

Hi Mackenzie, that is quite the variance (depending on your contracted price).  However, it sounds like the selling/purchase price is being based off of potential income, etc?  However, if the property is not turn key, the appraiser might not be able to weight that aspect as much?  They might be weighting outright comps, even those that are not investments, much more than income approach.  Just my thoughts.....hard to advise without full details.  Good luck!

In theory I 100% agree, but the property I referenced is pretty unique.  6 unit multi family in the area is rare so just thought I would share.  Would be interesting to try half LT, half ST as a hedge.  

Anyone see 3664 Killy Ct in Massanutten? Unique opportunity in the area it seems. Looks like LT, STR, or a mix of both?

I was steered to this forum and a lot of my answers on the "flooding" to the Shenandoah market have been answered :) I am a partner in the Reel Simple Cabin in Shenandoah VA and it has been a home run for us. We are still actively looking in the area, but a little more difficult now.

We also own a condo at Wintergreen and have been "bullish" on the area for awhile, before AirDNA caught on given the 4 season potential.

I would love to connect, and I work as a real estate accountant about an hour from Shenandoah.


Lastly, I am a real estate agent and would love to connect you with a reliable and RESPONSIVE (I noticed a few complaints about that above) agent who focuses in not only the area, but a lot of STRs.  Not myself, but someone I trust.
