I will be out of town on October 8, 2019. I will try to get to the next event. I am a new investor and looking for single and multifamily opportunities.

I am new to real estate investing for buy and hold. I would like to work with a wholesaler for single-family or multifamily units. I can buy with cash for real estate in Minneapolis and suburbs.

Each state, county and possibly city has specific procedural steps to take to enforce a lease. It may be less expensive to contact your local landlord association to learn what is the best action to take.  As far as collecting any money owed by the tenant, the least expensive way may be to go to small claims court. Again, you’ll need to know what the maximum amount of money you can collect in the small claims court. Even after you are awarded judgment in small claims court you will have to enforce the judgment, which is a separate legal procedure.

My goal is to rent profitably. I do expect some depreciation but the real estate market in the metro area here is at a very high valuation. I do not know if the rent could support the amount needed.
