@Michael Noto @Ryan Luby I’m looking to stay away from single family homes, looking at triplex and up. My main focus is to buy, fix, bring the apartments to up to date to get the maximum rents, and have monthly cashflow. House hacking is definitely not for me.

Im also looking  to also buying, renovating, and refinancing into another deal to increase monthly cash flow.


Hello, my name is Max, I am a contractor in the NYC Metropolitan Area, looking to invest in CT, done a lot of research, but can’t seem to find a city that is worthwhile, been looking into deals in Waterbury, New Britain, New Haven, and Hartford. What are your location recommendations? 

I am also wondering what are the better rental markets in CT, been looking at a few cities, but I have also been reading mixed information on which cities have strong rental markets! 

Horrible advise. I’m a contractor/investor in the New York City metro area, I installed dozens of washer dryers in walk ups so landlords get higher rents. The best way to limit damage and liability is installing a flood stop system on the washer dryer. Basically this system will detect if the washer is leaking and will automatically cut the water supply to the machine before damage is caused. Highly recommend. 

If possible, I would highly recommend converting to each unit having their own heating system, well worth the investment. Higher upfront cost, but in the long run, it will bring more value to your property when you sell. When running 1 boiler for 4 units, it’s hard to control the heat distribution, some tenants are cold some tenants are hot, you’ll save your self a headache. You will also lower your operating expense since your putting the heating expense on the tenants. Is the current boiler steam or hot water ?
