Thanks everyone, so much knowledge here I can tell.  Just a little more info about me.  I'm looking for turnkey deals or ones with only minor rehab.  I'm setting aside 100k - 150k for investing purposes, depends on quality of the deal, but I don't want to over extend on repairs.  I currently own one duplex in Austin, which I manage remotely.  So I have some experience from that deal, but I'm by no means an expert. 

@Kyle Manduch @Kledi Gino Pllumaj, what sections of Detroit do you recommend?  

@Joe Cusick I'd love to hear about those areas.  Most of what I've been looking at has been in the Philly area so far. 

@Joseph Scorese I'd be interested on any perspective you have on the PA market.  I'm not eager to rush in on anything until I get insight from several local knowledge sources.

Thanks for the quick reply, @Jeff Wallenius.   I was looking more in the Philadelphia area, but I heard that there is huge variability from one block to the next.  A friend of mine who is a Philly native, is looking at deals "Fish Town" and along the water front.  This got me interested in the area.  I was looking for properties in the 100k - 200k range if the numbers made sense for cash flow.

Hi, 

I'm fairly new to the BP.  I'm looking to generate some passive income, but prices are just too crazy in Los Angeles.  I'm looking out of state and have some family connections in MI and PA that might make those areas more attractive.   Any advice on finding good neighborhoods to invest in?  Any advice on buying multiple cheaper properties vs one in a more upscale neighborhood?  Any advice appreciated!
