looking for a cash flowing rental that I can buy and hold is why im not looking in miami. Thoughts?

I'm in Miami and want to invest in a cheaper market where my money will go a longer way and so I can cash flow better. If I want to invest in Alabama, do you think this will pose a problem. I would try my best to fly there once a month during construction and do you think i can trust the gc to handle everything. Please let me know 

I'm trying to get financing lined up before I find a deal. I want to do a seller financed deal that allows me to put less down, but I still have to come out of pocket the rest of the down payment and construction costs so I have a few questions

1. Can I get a loan for the down payment / construction costs

2. In a seller finance scenario and my new posed scenario can I get both parties to agree to let me start paying 3-6 months down the road after the rehab and I start cashflowing?

I really feel this financing situation is holding me back from going and finding a deal. Would love some advice

I'm starting by picking a city I want to invest in. The plan is to do multifamily ideally with 4+ units to diversify risk in a region that is cheaper to buy higher # of units. Currently thinking about Texas. 

my goal is eventually to own enough real estate to pay for expenses but honestly just winning on one deal would be very satisfying.

I'm also looking for a mentor in the space / someone to chat with. Please feel free to reach out!
