Hey guys, I'm looking to network with folks from Ohio who are doing the BRRRR strategy. I just bought my first fourplex in Dayton, the numbers look great, cash flowing about $600 a month (projected, I haven't closed yet). I would love to buy a bunch more, but I don't have the cash to continue doing conventional financing. So, I'd love to talk to people who are doing BRRRR, and could tell me what their experience has been like. I live in California, so I'm trying to build a good team in the Ohio area who I can work with to build a portfolio of rental properties. I've got some great contacts with realtors, lenders and property management, so I'm looking for people who can find great deals (60% and under market value) and contractors/project managers who can help me assess repair costs and ARV. If that sounds interesting to you, let's talk!

The current owners say everyone there is leased at $495. I just received the financials and books, so I will definitely be taking a close look at those. I honestly don't see a scenario where this property won't cashflow something, it's just a matter of how much. Thanks for running those numbers for me @Bryan C.

Thanks for the input everyone! I'm absolutely not planning on buying this house, I just wanted some opinions, but I am looking to do a house hack in the next year or so, so I was surprised to see one that looked close to cash flowing. Anyone have any luck house hacking around the bay area? I've seen a few places like Lodi or around the Sacramento area that looked decent. Anyone else have any luck with this strategy?

So I recently signed a contract for my first property, which I am pretty excited about. It's a multifamily in Trotwood, Ohio. The numbers look really good. I have it under contract for $92k, the combined rent is $1980, so all told, I'm predicting at least $500 a month in cash flow. Since I live in California, I will be hiring a managment company to take care of it for me, while I lay back and collect those sweet, sweet rent checks ;) Any thoughts on the property or the area? I don't know much about Ohio, but it seems to be a solid working class neighborhood. Here's a link to google street view. I know it doesn't look like much, but it feels awesome to finally be a real estate investor!

I've been looking at this victorian on Loopnet, and to my admittedly untrained eye, it seems like it would bring in some cash flow/break even on three of the units, so I could live for free in the fourth. On an FHA loan, I could put 21k down, and the payment would be $2643 a month. The rents are $4600 a month, minus $1000 for the one I would live in. Any thoughts on this deal? I know Vallejo is a little sketchy, but I grew up in the area, and it seems to be getting better than when I lived near there. Any thoughts on this deal?

Hi @Laquel W. Welcome to the site. I'm a newbie Bay Area investor too. Let me know how your luck is in Oakland. I've been looking into the Oakland/Alameda area as well. Lot's of people seem to be predicting a market slow down sometime soon in the Bay Area, so take that into consideration!
