Let me begin by saying, that if you can put a market analysis into 73 pages.. you won! You have taken every single factor and analyzed it like it's an alien specimen that contains the key to human immortality. I read the whole 73 pages (brushed through some more than others) and everything is covered. But I find myself so overloaded with information that I can't remember details of what I read. 

With that being said, my suggestion is that you should have a summarized version of this. Don't remove information because "it's too much" there is NEVER too much information. The factor is accessibility. Some investors are only worried about certain details, others want the whole report at their fingertips to refer to before any decision making. 73 pages, give me the full version, and a summarized version. If i need, I'll pull up the full version and utilize the table of contents. 


Great work, Please don't shorten this. Just create a more general version, keep the full analysis in hand for reference when needed.

@Joe Villeneuve I 2nd this comment, completely agree, and

$100/month was never going to cash flow.. there will always be obstacles that you will have to use money to overcome.

I’m a business major, so I see it from a financial business perspective.. lower your expenses or sell the liability entirely. How much are you paying your PM? Could you be charging more rent? (There’s never that easy) Are you paying full price for a tradesman/maintenance, when you can find someone that could do the job for cheaper?

Ask yourself how you can cash flow, if you can’t. Don’t stick around. Best of luck with your property. Hope we helped!

Well I’m going to need another car anyway so I was thinking something that would make it easier for me. But I was also looking for something that was inexpensive. Gets me from A to B and has a flat bed.

@Jon Reed Let me provide some more details, I don’t own a moving company. I’m just looking for something that would be best to move furniture into rentals for the accommodations I like to provide in the rentals.

Refrigerator, washer/dryer, dishwasher etc.

I currently have a Ford Focus, it’s starting to cough and wheeze and running on its last leg.

I’m looking to purchase a truck so I can move my furniture myself, but I don’t want a truck that will be a problem. I know some landlords/property managers have trucks so they can haul furniture, renovation supplies, and tools for demo/remodel etc. what’s the best Truck/Van for this?

Just wondering what your opinions are on the best pick up truck for hauling around furniture to rentals? I’m pretty frugal so I would exploring used vehicles.
