@Carl Murray right now we just want to have a rough estimate to start while working toward a more formalized budget. A ball park number would be sufficient.

Hello,

I am planning to build a new construction SFH in Tennessee and was curious how much I should budget to purchase and install a conventional septic system? I have heard numbers from $6K-$15K. We want to make sure our budget is as close to the final number as possible. Thanks for your help!

@Heath M. Work from home has definitely been a factor in the growth here. You also have to consider the start-up culture, heavy investment from manufacturers, and people relocating from cities like Nashville. Great time to be a part of Chattanooga!

@Ben Stoodley thank you for the in-depth response. I was most curious about how HML handle first time flippers like myself. I check all of the boxes you mentioned but don't have any other deals under my belt. Sounds like I can count on paying higher rates which makes sense.

What are the typical requirements that a hard money lender asks for? Outside of 10-15% toward purchase price, do they look for people with a certain amount of flips already under their belt?

Hello,

I am putting together my business plan to start my REI business January 2021. I have capital allocated for marketing and would like to go all in until I can build up my biz. That said, I am curious what ROI/Response rates are typical for the different types of marketing platforms i.e. direct mail, text blast, carrot site, SEO, email campaigns, etc. I have read 1-2% is typical for direct mail. Would love to hear your input. Thanks!

@Moises R Cosme I think saying companies are finding out that remote work is unproductive is a pretty broad statement. The best companies will continue to be innovative and perform. The impact will be felt and is already being felt in commercial real estate just look at Pinterest. They paid $90 million to cancel a lease in SF due to concerns with COVID. The better question is probably how long and how big will the impact be to commercial.
