@Richard Miller I just found out about 'House Hack Seattle', and they do meetups somewhat frequently I guess? I would look them up! I'm planning on attending the next event. 

Hi All, 

Brief history: Bought my first (and only) property 2022, currently living in it. Want to purchase my next preperty (SFH, Multifamily) with creative financing, due to lack of down payment funds required (and the market now is tough).

I've read 'Wealth without Cash' and follow Pace Morby, but I would love to connect with some people IN SEATTLE (or the surrounding areas) who have done and are currently making deals this way. There's a lot for me to learn, and any recommended next steps would be helpful. 

I am actively saving for the next place, and would like to avoid the traditional agents, bank fees, etc, and work directly with the seller off market on my next deal. 


*Anyone know of a Seattle meet up that is planned? Or a group that already hosts these kind of events?*

Condo buy & hold investment.

Bought in Everett, 3b 2b with a yard and designated parking. HOA is $200/month. Planning to rent out once I purchase the next property.

What made you interested in investing in this type of deal?

In a location where the value is growing, and within my price range.

How did you find this deal and how did you negotiate it?

Found on Zillow, and negotiated through my Agent.

How did you finance this deal?

Conventional 30yr

How did you add value to the deal?

Outside is freshly painted, new fence in the backyard. Plan to give the interior a makeover before I list it for renters.

What was the outcome?

Still owner occupied (current living here), but eager to get into my next property.

Lessons learned? Challenges?

Overpaid, but generally a safe investment for my first purchase. HOA is a safety net, that helps with the exterior of the buildings.
