@Gia LaForge I had a similar situation for the most part last year. I ended up not renewing with my PM after tenants moved out and started to self manage. So far, so good.

 All went well. Overall kitchen cost for roughly 10x14 kitchen was ~6k, including some new appliances from Lowe's clearance (picked up Bosch cooktop for $400) and FB marketplace. I ended up building a dolly to slide countertops onto it rather than lifting it. I might even upgrade drawers rails and cabinet hinges to slow closing and install glass into top cabinets, which will equate to what Lowe's sells for 60k.

@Bruce Woodruff Yes, it is the plan for now unless all looks awful and mismatched. I only removed 1/3 our countertop at this point as I am still waiting on few cabinets to come in. Our kitchen is about 10 by 14 and with 3 pieces of granite slabs with seams patched with epoxy and sylicone with few plastic brakes attaching it to cabinets. The hard part for me will be aligning top and bottom to ensure uniformity and ensuring filer boards (some at odd angles) are flush.

@Jerome Morelos We're remodeling 2200sq home ourselves currently. We're remodeling everything and I am starting on the kitchen now. The cost of hiring is outrageous. We were quoted 20k at least for crappy cabinets. We ended up measuring everything ourselves (paid Lowes $70 just to see what their pro measuring serve has to offer and it was an absolute garbage as all was inaccurate). Total cost of Diamond Now Cabinets was 3.5k. We went with Caspian color to match existing granite top. We might replace granite top as well, but even with my cutting it the purchase of a used slab on FB marketplace is still too expensive and perhaps not worth it as ours in good shape, just outdated color that will look good with new cabinets. It took us a good two months to plan, measure, and put everything together as finding cabinets that will fit and of the color needed in current supply shortage was difficult.

We just went under a contract for 0.20 acre plot of land in Woodland Park, CO. It looks like we got a good deal when comparing similar lots in the area. The land has no utilities, but the homes in vicinity do have septic, running water, and electricity (gas in tanks above ground). Electricity runs along the road so the cost of tapping into utilities should not be outrageous. Anyways, it is a cash purchase and we still had to battle the completion. We offered to close ASAP. Now, I am not sure if the city of Woodland Park will require a site survey, but we will likely do it just to ensure where we can build (the plan is to build 700-1000 sq. ft. cabin). However, here's what I am not sure about. Should we get an environmental inspection done? If I asked the internet the answer is yes, but here's my logic and my quation to the community. The land is only ~8000 Sq. Ft. with adjacent neighbor to the west, vacant plot to the east, and more neighbors to the north across the road (nothing to the rear). I am hoping that since it is a fairly a developed neighborhood no contamination exists. Also, and I am not sure if this inspection is like any other I had before (radon, roof, mold, etc) where inspector may say all is well or point out deficiencies and then in small print at the end of the report takes out any liabilities for him/herself in the event something was missed by him/her during the inspection. Not sure if this environmental inspection is the same where they might say something along the lines of "all is great, but if any issues arise we're not liable" so for the sake of saving time, this inspection may not be worth the cost and the money. TIA.

@Nicole Healey I am doing a rehab myself now (pretty much everything) but did hire a contractor for few jobs. I am certain that I could have done the same job as they did, if not better, if I had the time. Therefore, I somewhat disagree that the quality of work can be attributed to a contractor more than of that done by the owner him/herself.

@Joshua Kolnitys I just moved to COS, and so is the other half of the world as it appears, and purchased a home. The plan is to rent it out next year (used 100% VA). I am currently looking for a smaller property for BRRRR (around 150k) for STR. However, it seems that in COS STR are not allowed unless owner occupied so I am looking at Woodland Park. What's your approach to this limitation? Thanks.

Thanks @Wesley W. I am trying to understand why is it that I might be held liable and dragged to court if my tenant's aminal injured someone. I ask for bite history.
