Obviously an incredibly broad question (dependent on market, economy, demographics, neighborhood etc), but has anybody seen this statistic anywhere or crunched the numbers to get a rough figure?

Yeah his program is based on using the MLS. I didn't sign up, but I talked to him for like an hour and a half. I didn't get the cost figure for the program (I decided against it), but a couple of things to his credit:

  • He took a pretty significant amount of time to talk to someone he knew was not going to join.
  • He gave me some pretty useful information.
  • He was not really salesy at all in the phone call.
  • From the sound of things, he's quite active with his students. Also, he screens prospects, so not everyone can join. This is encouraging to me.

It sounded like, and this is not meant to sound critical, his system is sending as many low offers as possible to MLS properties. Part of his argument was that everyone thinks the MLs has no deals, but that means very few people actually use it, because they think it has no deals.

I'm working on my logo, and for the sake of simplicity and local credibility, I want my logo to be based on the country seal. I'm not trying to pretend to be a government agency, but I want to make it clear that I am local and work exclusively in this county. 

I'll be making some changes to the seal, but I'm not sure exactly how the law applies, and I definitely don't want to step into any gray areas.

One of the reasons and motivations for the work I'm putting into real estate is helping a particular person retire. In essence, what I want to do is sit down with this person, say "sign here," and give them ownership and cashflow of the entire portfolio entirely passively.

  • What legal structure would best accomplish this?
  • What systematic components would be necessary to make it truly passive for this person, so that I could still "manage" the portfolio if decisions needed to be made? I'd also like to be able to add assets to it as time goes on.

You could double major....muahahaha

@Jim K. I appreciate you taking the time to write out your thoughts. I've noticed similar things to some degree. The people from college that I still hang around are not just all of the upstanding people I knew, but the ones with whom I have a common interests, and a common faith. Of course, only time will tell how these relationships endure.

Really cool about the hedge funds. I'm just curious, if these kinds of funds are A) national, and B) willing to buy at thinner margins, are they your go-to buyers for properties that meet their criteria?

@Ryan Dossey This excellent to read. It's unfortunate that integrity and attention to legality are so elusive in wholesaling. I suppose the silver lining is that a wholesaler can really benefit from building a reputation for integrity.
