Hello. I just closed on my first duplex and I plan on owner occupying. I was looking for any advice on what to do and not to do, like do you guys use any specific property management software? Feeling a little overwhelmed and excited but want to make sure I don’t make any mistakes and that I am prepared for renters.

Hi, new here to bigger pockets and real estate investing. I'm looking to owner occupy (first time home buyer) a duplex or any multi-family. I have been searching for a good month now and haven't found anything on the market. I started looking at the sold duplexes within the past 5 years in my area, and have found quite a bit that and would like some advice on how to send direct mail to of market properties seeing if they would be interested in selling. Like do you guys create a spreadsheet with all of the property address? I can find most of the owner's information using my cities accessor website, but I want to see what some of you are doing and how your process works to efficiently send letters or contact some of these owners off-market.
