Hi, I am starting a portfolio in Indianapolis and looking for a great PM. Did you ever find one? If you did go with a PM would you recommend them?

Are there any special considerations to take into account when refinancing since the value of SF and MF are calculated differently? My thought is since I would find a single family home into a duplex that has had a very short, or possibly no rental history it could cause trouble at appraisal since NOI would be difficult show.

I just wanted to see how things went with your SFH you were trying to convert to a duplex. Were you able to accomplish this?

I’m also interested in doing something similar, and I was curious about your experience. Have any tips or pitfalls to share?

Does anybody know of any resources that review the strategy and process of converting a single family home in a neighborhood zoned for multi family to a multifamily home? 

Resources including books, forums, podcasts and personal experiences  would be very much appreciated!
