this is too specific and I have no clue what fee this is...is it an onboarding fee? Desk Fee? 

Are you an agent? is your agent making you pay a $499 admin fee?

 I have no guidance for you specific state, maybe you'll get lucky with someone on here but you may want to start posting in your local FB forums or head to the local meetups to find someone. 

My question is: 
Is it worth it to go through all that trouble? Will the 100's of thousands to input into the project provide a viable return or a cash out/equity push up refi for it to make sense? 

I was in a similar position without the rezone, I can put a third unit on my duplexes property, but after running buildout numbers it makes far more sense to use that capital towards just buying another duplex. You're situation could be far different, for me I am looking at higher construction costs than you have (most likely) and deals in the area I can put 20% down on as opposed to using the money for another unit. 

Let us know what you figure out! Sounds like a really cool project!

Hi Taylor,

Lots of intricacies with taking someone else's entitlement but can be done for a desperate seller. You can also offer to refi within "x" number of years so they eventually get the entitlement back. This would be a sweetened deal if they plan to rent for a while in the place they are PCS'ing to. I have an assumption specialist I push all of my assumption deals through, I wouldn't do it without them. They will expedite the process and make it much smoother. 

I also have a VA Specialist lender that could outline how it all works. Let's talk sometime this week, there are a lot of speedbumps in the process and it might be more beneficial to adjust your strategy. Give me a call/text when you can 719-640-1980, thanks and good luck!

no where near enough information for what you plan to do or where you are even at. I don't think anyone here would have advice for Brazilian real estate, but maybe I'm wrong. Figure out a strategy then go from there, update us when you have your criteria narrowed down. Good luck!

Interesting. Obviously HELOC would make more sense now. I have never needed to implement one but we now have enough equity to make use of it. Any recommendations on education for what to look for in a HELOC?

Duplexes are one of the best entry points for the new investor, but all depends on the specific deal and strategies implemented.
