Get in contact with a local agent and a great general contractor. Tell them your plan and have an in depth conversation regarding your goals. With all 3 opinions thrown in you should be able to have a good understanding about whether or not the deal will make sense.

Reach out to family and friends. Present a plan and show them what you can do for them! How much interest can you pay them? Get in touch with a lender in your area and a hard money lender and just have a conversation with them.

Study the local market stats. I don't know how Real Estate works in England but in the states each local association of Realtors produces their own monthly stats i.e. median home price, absorption rate. Study the stats; if the market is trending up, homes are selling faster than last month, the sold prices are rising it's probably time to buy now!  What lenses do you have? External flash?

 18-55 and 10-18. Yes, I have an external flash as well.

Get in Touch with two or three well respected and seasoned agents in your area. Ask each agent for two lenders who can get the job done. Pick two of those lenders. One who you feel is a good canidate and the one to work with. Keep in touch with your second choice just in case the first can't preform. Then go find your real estate agent!

Updating a rental will bring in much more traffic. The more traffic the wider variety of tenants. In the end, yes, you have a much better chance of finding a higher caliber renter.
