@Josh Leigh, welcome! Here to help and also local in Salt Lake City. I'm an investor agent and still finding deals. 

I will say your traditional long term rentals will be hard to pencil in this market, but a buy and hold play is still a tremendous opportunity with the housing shortage. If you listen to David Greene on the bigger pocket podcast, you'll know he even believes long term equity play is one of your best long term options. 

If you are looking for immediate cashflow, I'd encourage you to explore short term rental or mid term rental investing. I currently own a short term rental in Southern Utah that still cashflows with my 7.8% interest rate. Hit me up if you're interested in connecting

We have an amazing market here but definitely tough for cashflow. Deals can be done on flips, but if you're looking for a safe equity play, you can't go wrong in Salt Lake County. 

I am doing some investing myself in southern Utah. Would be short term rental specific investing but hit me up if this might be of interest

Hey @Chris Coltrin,

this is top of mind for me and I just went through the process with my brother. I learned that 99% of the time you won't be able to assume a loan unless it's immediate family. My brother was able to do so successfully because of the relationship. If you want to sell to a family member you could make a case but it's also a long process. 

He ended up buying my primary so my family could move up. Took a long time but we were successful.

Have you explored owner financing? If you're open to less equity, this option would make your home more attractive to buyers depending on your rate. If you're looking to pull all equity out it may not work, but could be an option to explore with a balloon payment and short term.

Stuck and don’t know what to do

I have a 4 bed 2 bath single family rental in a sought after area in salt lake city, UT. (libertypark/sugarhouse). I purchased in 2019 for $340k now it’s worth $600k. It’s cash flowing $300/mo as a LTR. I am tempted to sell and reinvest in a vacation rental market because cashflow would triple. However; I don’t want to lose out on the appreciation of this market. Salt Lake continues to grow. Very much torn. Also considering a metropolitan area that allows short term rentals to maximize returns while taking advantage of serious appreciation. Nashville and Charlotte are markets I’ve considered. 

Anyone else in this dilemma? For additional context, I have a short term rental cabin in blue ridge Georgia and a couple other long term rentals in salt lake.

I have an LLC registered in Utah, and the title to my two rentals (in Utah) are in my LLCs name. I am acquiring another rental in North Carolina and would like to move the Deed and tile of that property to my LLC. Should I create a new LLC in North Carolina, or can I retain my LLC in Utah and consolidate all of my properties in one place?

What are the pros and cons of both?

I own 3 single-family homes in my local market (Salt Lake City, UT) and want to expand into multifamily to scale. That said, It's hard to make the numbers work here for a 4-10 plex. 

Looking for an out of network market to break into multifamily. Has anyone had success breaking into multifamily out of network? I've looked into Tample, FL Minneapolis - St. Paul & Memphis TN but wanted to get some input from others.

Any market I should take a look at? I have roughly $70K to put down

    I just created an LLC and I have a few rookie questions. How do I move the title of the homes from my name to the LLC? Do I need a lawyer? What's the easiest most cost effective way to do this?

    Does my LLC need to be registered in the same state as the properties?

    I am looking at a few multifamily and single-family rentals in Huntsville, AL. I've worked with an agent and they have some strange laws around sharing objective information on "nice" or "less nice" areas. 

    I was hoping to connect with someone that has property in Huntsville. I've done some digging and have a general idea but wanted to see if anyone has boots on the ground experience and can share areas I should investigate and areas I should avoid.
