Our buildings all have tub shower combos that are standard 60” length. Looking for something cost effective for tub wall surrounds in apartment units with as little seams as possible. I do not like the flimsy plastic wall surrounds. I prefer a solid surface, tile or something similar like hotels do. Prefer each one of the 3 walls in the tub/shower combos to have no seams. I have not had any luck finding a single piece of tile or solid surface for the 60”x 60” (ish) main wall.

The pieces would cover each end of the tub/showers with no seams but I would have to use two of them for the main tub/shower wall... So 4 pieces total. The pretax cost would only be $328 so not too bad. Does anyone else have a better solution? What are you all doing for a good tub/shower surround in your units? I’m going for as little seams as possible.I  like the way hotels do their solid piecing but no clue where to get materials. I see solid surface kits for $800+ but I’m not wanting to spend that in apartments when I found these 4 tiles for $382. Guide me please!!

We actually got a quote from shelter yesterday. The odd thing is the agent told us that the premium did not and could not include liability. He stated his underwriter told him unless we swapped our auto and home over to them they could not write the policy with liability on the apartments. Also he stated if we did move our home and auto over to them they then cap out the liability of the apartment complex at $500k. Said they have to have a 3rd party insurer do anything over $500k liability

I’m new to multi family and looking to purchase 2 buildings on one parcel. Each building is located in Missouri and 9 units so 18 units total. We currently have history and experience in single family home rentals but not multi family. With building costs through the roof I get replacement costs being higher but, the replacement costs are coming in double what the market value is for the property. The premiums are going to kill the deal! Any suggestions of a good company with reasonable premiums. One that is NOT going to be problematic if we ever do have to have a claim. Basically I just want to be able to have walk away money of what we are paying in case of a total loss along with only having claims that would be above the $10,000 threshold and above. I’m only looking for highly rated insurance companies. Any advice or suggestions would be greatly appreciated!!!
