Hey everyone my name is Max! I'm from Littleton Colorado. Really why I was writing today was to maybe get someone's advice on what they might do in this situation. I'm just starting out in my real estate investing career and am really passionate about getting it together and finally pulling the trigger on my first deal. I'm currently enrolled in my real estate coarses to get my license however I was offered a job at a real estate agency that would hire me while I got my license then progress further from there. would you leave a secure job with decent income and benefits in exchange for an opportunity to learn more about the industry or just educate myself get my license and then just use it to work on getting my first deal done while I still head a steady job? I'm really conflicted if anyone has any advice I really appreciate it thanks everyone!

Hey everyone I'm just starting out and I was wondering, whats better to get my real estate agent license or brokers license? or are they both the exact same. I'm really only wanting to aquire it for my real estate investing career but it would be nice to have a fall back plan if all else fails or if i wanted to do something on the side. which one has the potential to make more? I really appreciate any info i can get, thanks everyone!

So say I decided to drive for dollars and I'm a new real estate investor looking to start his portfolio. I find a property that looks promising but don't have the financing yet. Would I need to establish financing before I decide to dive into any deals or in order to get financing like say through an FHA loan would I need to find a property first? Like I said I'm new to real estate investing and am looking for someone like a mentor but don't want to sound like every other new person just expecting a mentor to fall out of the sky. I would like to find deals so I didn't show up to dinner with nothing to bring to the dinner table. I'm just stuck on how I would begin to start that process of finding other people deals to go in on with me. I just don't want to start calling people saying I would like to buy their home but not have the financing to pull the trigger when someone says they want to sell me their property. Or am I completely wrong all together and not making any sense? I just really want to get my portfolio started and pull the trigger and start my investing career instead of just saying I want to start my career and read every book and never end up making anything from it. I appreciate any info thanks everyone!

Thank you so much for all this great information. Is it true in order to get a hard money loan you need to have a property picked out in order for them to give u a loan? And also can you give any examples of a private lender?

my goals are to do fix and flips and rent out multi family homes. house hacking has always got my interest  too and think it would be awesome to get to live for free. However it would be nice to have atleast a couple rental properties in my portfolio by 3 years time producing possibly $2400/month in passive income. The Colorado market right now is crazy. is it better to wait till it cools off or buy high and sell higher until the bubble pops?

Hey everyone my name is Max I'm 27 years old and live in Littleton Colorado. I have a strong passion to get into real estate investing and am currently enrolled to receive my real estate license. I'm at the networking part of my dream and am currently looking to reach out and meet new people that could possibly teach me the ropes or share with me some of their knowledge. I have experience in construction and handy man work and would be more than happy to be an extra free hand or shadow around someone for the day in exchange for some of my services.
