Interested in thoughts/experiences with the initial purchase and the refi on a BRRRR in Akron. I'm an OOS investor. We're interested in cash flow and recycling our money. (Our first BRRRR but not our first rental). Interested in section 8 tenants.

We will be using a HELOC as down payment, however what can we expect when buying a distressed property in B/C neighborhoods in Akron for a BRRRR?

We want to use a hard money lender and use HELOC for 20% down payment…
should I be worried that once I buy and rehab I wont get a high enough ARV to refinance in order to payback my HELOC and HML?


What's the lowest hard money Lenders lend with SFR/Duplex properties in Akron?

Hey all,

Just closed on a duplex in 44102. Need a Property Manager that is familiar with Section 8.

Would also appreciate someone who has handyman contacts to walk a property and provide quotes on getting the apartment Section 8 ready.

Hello all, 

Recently got an offer accepted under $60k for a SFH located in Lee-Miles area (44128), 3bed/1bath. This is my first investment and my goal is to make this a section 8 property.

1. What can I expect from Cuyahoga county Housing Authority as far as leasing with CMHA? 

2. When should I start my application for Landlording through the Housing Authority ? (We haven't signed contract yet...)

3.  What does the Landlord process look like?

4. Tenants in this area? How soon have you rented to section 8 in Lee-Miles?

Any other information is helpful!

I’m looking to invest in Birmingham for Sec 8 as well. But from what I’ve been searching, seems like a lot of out of state investors (like myself) are buying-out a lot of the properties at asking/over-asking price ($50-$60k) rehabbing it, and selling/ renting it out- making the market a bit tougher/more competitive since it seems like the secret is out about Birmingham. I can tell you Birmingham (Jefferson county) has various Section 8 housing authorities and some are slower than others. 
Also- finding lenders that are willing to lend on less than $75k PP is hard, but I’m still looking.

Am I still going to try to invest in Birmingham?… absolutely because anything is better than paying the prices out here in NY   *cries in broke*
