Hello Christine!

From my experience (I have 1 rental in Lisbon, 1 in Barrreiro and 1 in Moita), for cash-flow and passive income the areas in the south of the river Tejo (Almada, Seixal, Barreiro, Montijo) you can get higher yields on rentals, because house prices are lower than in Lisbon, but rent prices are not very different. I would suggest to look at Barreiro, where you can find apartments below 100k (if you want to remodel you can find below 80k - 90k), and rent prices on T2 and T3 range from 500 - 700.

I would suggest also looking at Seixal (Corroios, Amora), its 15 min from Lisbon by train and also by car, and is a good market for rentals also. House prices are below 120k in some areas.


I also would suggest to look at Leiria and Santarem, as this markets are having increasing demand for rentals due to immigrants that are looking for places outside of lisbon, for more affordable living.

Hello, I think it would be very interesting to schedule a meeting or webinar to discuss REI in Portugal and share experiences. I'm hearing that with the end of banks loans moratorium, new inventory will enter the market and that can generate good opportunities for buyers.

Bank rates are still very low, and you can get a fixed rate below 2%. I'm closing my 4th rental property investment and I'm seeing that rents are still very atractive in some areas.

Antonio you can look for places close to lisbon (Almada, Setubal, etc) where you also have good infrastructure and get to Lisbon in 15 or 20 min.

Hello,

Regarding loans for foreigners by local lenders in Portugal, actually its possible to get a mortgage but normally banks demand a minimun of 20% down payment on the property. 


I have Portuguese nationality but have been living in Angola, and I have angolan friends that bought properties in Portugal with loans from local banks there.


Im a non resident in Portugal, and I have 3 loans (mortgages) and I had to put between 20-25% down in all of them.


Banks like Millennium BCP, Santander Totta, Novo Banco, have this type of solutions.

Hello Everyone, 

In my quest do find my 4th  deal, Um looking at the interior of Portugal (Portalegre, Castelo Branco, Vila Real, Santarem). Im also looking for local tourism  in Smaller but historical cities. Does anyone knows if its easy do find professional property managers in this smaller cities?

Thanks for the advice. I live abroad, but I will be in Portugal in December and I'm planning to visit Entroncamento and talk with local real estate brokers and other locals to better understand the rental market there, to have more information for my analysis.

I'm looking to locations close to Lisbon and with good infrastructure (transports, social, manufacturing, etc) with prices under 60k, because I think in 5 to 10 years, they can have  appreciation between 20% to 40% in some cases.

Thats my experience with investing in Barreiro, In less than a year I have aprecciation around 20%-25% in 2 apartments that I bought under market value in the beginning of 2020 and rents are around the 1% of acquisition value.

I also plan to talk with some banks to understand better what refinancing solutions are available in the market.

Hey all,

I'm trying to find apartments in Portugal that fit the 1% rule for rentals, considering the average income in Portugal I'm looking to average rents beetween 400 - 550 Eur.

I found a place called Entroncamento which is located in Santarém (right next to Lisbon) where you can find apartments (T2 and T3) staring for 45k EUR (to renovate but some in good conditions). Entroncamento has around 20k residentes and train with connection to Lisboa and Porto.

Does everyone knows this place and if I'm correctly seeing this possible investment opportunity?

I'm looking for refinancing solutions in Portugal, to refinance one of my investment properties in Lisbon, but I'm finding that some banks don't offer this solution.

Anybody knows which banks offer refinancing solutions for real estate?
