Hello,

I got a deal for two properties really good condition for 23k down payment for two mortgages

One is 3.5% down

The other is 15%

I have 12k down and am looking to borrower for the other amount

Both the properties can cash flow and are ready to rent.

Hello,

I’m reaching out because I’d like to know if refinancing is a good option at the moment.

I have 80k left in my mortgage @ 3.5% I had purchased at 160k and it’s value is 220k.

Would it make sense to refinance and cash out to pay off the loan @2.75% and use the rest of the cash to purchase a rental?

Is there anything I should be concerned about?

Hello my lender said if I do

“The mortgage insurance stays on the loan for the life of the loan…it never drops off…”

So is it a bad idea to get an FHA loan?

Also is it really possible to get a 3-4 unit with an FHA loan ?? Can someone verify

Perhaps a start up tech center?

Where you turn it into small offices and rent it out?

Not sure how feasible it is in that area

Hey Mauricio,

You have a couple of options in terms of financing.

1. Traditional financing: money is cheap. Depending on the property and your relationship with lenders. I wouldn’t over look this option.

2. Seller Financing: I would ask the seller if they would consider financing the property. You make the down payment and monthly payments to the seller. Some sellers are enticed by being able to sell the property but still having a consistent income. Find out the sellers motivation for selling.

3. Hard money: Hard money loans are always an option, this is why you should ensure your strategy is solid before taking a hard money loan. These loans come with high interest rates.

What’s the unit count on the property? Is it a class A property or class C? Any rehab needed?

 Thanks Canesha, awesome response. traditional financing would be with any lender? This place is an apartment building with a business in the first floor. Would that be a typical conventional loan? I'm not sure on the Class. It's 6 units. and it does need light rehab

Hello,

I am writing because I need some ideas on creative financing. I found a really good opportunity for me to get into the commercial RE world- an apartment building. My parents are motivated to help purchase I'm looking to find some ways. The webinar mentioned a section in the bigger pockets site for hard money lenders but are there other ways to find creative financing? I'm curious to know what you have run into or what definitely doesn't work.
