How to start on the first flip.

Current situation: Age 23, two multi family properties that are fully rented, but flipping really gets my attention. I want to start with an easy flip to start increasing my cashflow.

What do you recommend, i have a property that i bought at 317k, now its worth around 360-370k. Do you recommend a cash out refinance to buy another property. I recently tried to qualify for a new property but my debt to ratio is high (70%), and I am looking to bring it down and have more assets and money to qualify for a short flip term

Upon the qualification process, does any mortgage company consider cryptocurrency balance as assets in the qualification process?

How can i source my crypto money in order for the mortgage company to validate my money around (100-150k)
