Thank you @Sharad M.  @Stephen Richey and @Larry Fried. Right now I'm just trying to get as many deals coming across my desk as possible.  I'm trying to buy at 75% max and have a good balance of appreciation and cash flow.  I have one really good wholesaler sending me stuff, but it takes time to get those locked up, and I'm not the only buyer he has.  Do you have any suggestions of any other good wholesalers or other good ways to get the type of leads I'm looking for?

Hello there friends!

I am originally from the Chicago area, but I live in Nicaragua in order to share in a bible education work as a volunteer. Because I am not supported financially by the organization I am associated with, I am working remotely part-time for my friend  as the Operations Specialist for his window repair company based out of Lakewood, CO, which means that I play a key role in most of the special projects, including innovation and expansion.  Our current special project is the Investments Department, which is real estate focused.  Because my friend/boss and I share the same values, we have aligned forces as business partners and begun this project with the primary aim of attaining both of our financial freedom. 

So I am basically green to real estate investing.  However, my business partner is an experienced investor and is coaching me, plus, I have received some education about it; so we have come up with a pretty solid plan to reach our goals.  We will employ two strategies, both flipping and holding, and our goal is to be financially free within a relatively short amount of time.  Currently we are focusing our attention on Northwest Indiana to start, as it seems to have much more opportunity for our endeavors than Colorado does at the moment.

I look forward to meeting some of you, and I hope to learn a lot from your experience. Thank you in advance for everything you will share with me.
