@Ann Bellamy thanks for the article do you have any experience with auctions in Florida? Is there a website to search liens or information about a property before I bid on it? Is it best to bid on properties in person?

Is anyone familiar with the process to get a property rezoned from a single family to a multi unit? I’m looking to do something in the Philadelphia area

I do not have anything under contract, but I’ll looking at 2-3 properties right now.

I have some cash, with the ability to raise more as I’m working with 5 other investors.

The goal initially is to rehab the property then refinance the building. Hold onto them for a few years then sell when the price is right.

Thanks for responding. I was using NOI to make sure the numbers work, but I also want to see how I can evaluate a property after I rehab it if I wanted to refinance with a bank or sell it within 2-3 years.

What is the scope of the East Cleveland area currently??

I’m looking to rehab a multi unit building in the Cleveland area, hopefully more than one. I’m looking for property managers to get a scope of the area as I’m an out of state investor.

Also a contractor to get some quotes on a few buildings I have in mind.

I’m using LoopNet, but real estate against would be great to talk to as well.

Lastly a local lender to help get financing.

@Alex V. How much of the rehab does the government typically cover? I know each state is different, but a ballpark would help.

I'm looking at apartments in Cleveland, OH and I'm trying to calculate ARV for apartment buildings, but everything that has been sold lately is not renovated. If there is a commercial realtor in this area that could help me I would appreciate it.
