I can understand the frustration. I've been looking for investment properties in Saint Louis for the past 6 months.  With little inventory, investors are putting far less than ideal properties on the market and trying to push inflated prices. As a result, when good investment opportunities become available, the bidding wars that follow eradicates potential profits. I'm also a real estate agent in Southern California, and the market here is brutal for buyers as well.

I agree with Charlie's advice. If I'm in working as the seller's agent. and I find out one of the offers is a wholesaler. It's my job to fully educate my client on the potential setbacks in accepting the offer. You should definitely talk to the agent and maybe even the seller if you can. Find out exactly what their concerns are, and try to some sort of conversation to move the process forward. Sometimes building rapport and establishing a relationship can go a long way in overcoming these types of issues.

I've lived in San Jose, CA., Seattle, WA. Southern California, St. Louis, MO., and Dallas, TX. Without a doubt, southern California is where I would stay. And I did, lol moved back here the first chance I got. I'm not built for cold weather 😂
