Have you started looking at non-qualified mortgage lenders who could help? They have good loan products especially for people who do not have a W2. happy to recommend the ones we like.

Also, you could look at using a service like plastiq.com (I am not affiliated) to get that $60k from credit cards to cash or down payment money.

Hello Nathan!! Thank you so much for the positive feedback. It’s people like you and posts like yours that affirm my feelings about my investment journey. I had not considered non-qualified lenders but I would love any recommendations you care to share.  I’ll check out plastiq.com as well.

More importantly, I realized I was being underpaid for the gifts and talents I brought to the table. As a corporate senior leader with organizational development and design experience, I made the company millions while only earning a measly $100K+. If I have the talent to make a company millions, I have what it takes to make millions for myself. 

I'll look for the podcast. I am arming myself with as much knowledge as I can.

 Alex!!!! Your testimonial is the fuel I needed to keep going. I agree, that there is never a "good" time but I know now is the right time. I am driving for dollars (looking for off-market properties) as well as connecting with other realtors. I hadn't thought about the direct mail campaign but that is a strategy I will employ as well.

I've been a part of the BP family since 2018 and am finally tired of life on the sidelines so I'm getting in the game. I've identified a multifamily property but am still a little green when it comes to financing options. I have several barriers that won't allow me to go the conventional financing route (left my six-figure corporate job to do real estate full-time). I have excellent credit (high 760s) but very little money down (about $60K available on credit cards, $10K cash).

My affirmation: I will own my first multi-family unit within the next 30-60 days. Help!!!! 

Thanks in advance for the advice... I am doing it afraid ya'll but I am so excited about building generational wealth.

Hi Christine! It seems you want to make sure the deadbeat tenant pays for his inability to pay the rent. If I may offer some advice, take the offer you have been given. While I understand your hurt, it is a much wiser decision to take possession of your home and move on. Even IF you spend the time to make sure he doesn't do the same to another landlord in the future, you would have used your valuable time (and energy) to do so. You've given this enough time. Rather than pay this guy back, focus on putting good energy in the universe that will see you with a better tenant in the near future. Time is money...how do you want to spend yours?

I haven't visited the forum in a while but no I did not sign up for the Peter Harris program. After speaking to one of the team members I had serious reservations about the retainer and how effective it would be for my personal goals. I invested the money in the stock market. :)

Exactly my point.....(that part about SEC and 50% of attorneys being minorities). I rest my case! :)

@Ibrahim Hughes: I have no skin in this game, because as I said I actually read the IPO and found it ridiculous. But that's my opinion. 

As for his SEC attorney, are you familiar with how Jay Morrison has positioned himself in a certain sector of the black community? Are you familiar with the rhetoric he uses when addressing that audience? From my perspective, he has made it a "black and white" issue when he went against Houston's restaurant and said "we need our own". Who is the we? And need our own from whom? Additionally, if you are familiar with Malcolm X and his teachings (Jay calls himself Young Malcolm) then you would know that Malcolm X would NOT have used Jillian Sidoti no matter how much it would have positioned him. 

This is not about Jillian. It's about optics and I find it disingenuous (regardless of your opinion, which I respect) that he has said this fund is 100% black. It is not 100% black when your SEC attorney is white. It doesn't matter what her role was/is. 100% black means 100% black.
